OUR PROCESS

Six steps. Zero compromises.

  • We conduct an exhaustive review of the real estate sponsor, including their experience, track record, prior projects, financial strength, and any litigation or regulatory history. Only sponsors who meet our strict standards are considered for the platform.
  • We analyze the sponsor's business plan in detail — including acquisition strategy, value-add assumptions, target returns, exit strategy, and the plausibility of projections given current market conditions. Conservative, realistic assumptions are a prerequisite.
  • Every property undergoes a comprehensive physical and financial analysis — including property inspection reports, rent rolls, operating statements, lease review, and comparable market analysis. We verify that the property merits the investment thesis.
  • We evaluate the local and regional market conditions, including supply and demand dynamics, job and population growth trends, comparable transaction data, and economic indicators — to confirm that the market supports the proposed business plan.
  • Our team builds independent financial models to stress-test deal projections, evaluate downside scenarios, and confirm that return assumptions are achievable. We scrutinize the capital stack, debt terms, and waterfall structure from the investor's perspective.
  • Before any deal launches, all offering documents, legal agreements, and disclosure materials are reviewed by our legal and compliance team to ensure they accurately represent the investment and provide proper investor disclosures and protections.
